4B THE PALM BEACH POST SATURDAY, SEPTEMBER 12, 1998 Six CD-ROMs to tell bidders what they need to know about MacArthur lanHs BIDS From IB vast it fills six CD-ROMs. "As far as we know, this has never been done before," said Joe Morningstar of Rockwood Realty Associates of New York, which is handling the sale. Usually, they package sales information by the box load, he said. While foundation officials won't identify potential bidders, they also include Westbrook Communities of Dallas, the successors to national builder Mobil Land; WCI Communities, which is partly owned by the foundation; and local developers E. Llwyd Ecclestone Dan Catalfumo and John Alevizos.

The foundation, with assets of $4 billion, is selling the land all at once to cash in on a strong real estate market after years of carefully controlling sales to avoid overloading the market. Bidders will be studying their CD-ROMs to determine how long they would have to hold the land before they can build. While the land is well-placed in a market with strong pent-up demand, developers remain cautious about unknowns, such as zoning and requirements for road improvements. The longer developers think it will take to pass government muster, the less they will offer. The one who's going to win is the one who is most optimistic about what their ultimate sale price is and how quickly they can unload the land," said Hank Porcher, a retail broker with Paul Hanna Management in West Palm Beach.

Two portfolios, the 211 acres surrounding The Gardens mall and the 335 acres north of Frenchman's Creek, are ready to go. Most of the rest, including premium commercial pieces around Interstate 95 at PGA Boulevard and Indiantown Road, may have to wait for road work. A 67-acre piece at the port in Fort Pierce, sought by St. Lucie County, is included in the northernmost portfolio along with 323 acres straddling Orange Avenue west of 1-95 and 107 acres on Causeway Island. The foundation's West Palm Beach land a 510-acre industrial site and 63 acres of residential land at Congress Avenue and Palm Beach Lakes Boulevard make up another portfolio.

A 308-acre piece surrounding the proposed site for a Florida's Turnpike interchange north of the Beeline Highway is the most prominent piece of a portfolio along the The city of Palm Beaci i 1 1 a. uens nas me inosi puicnjiai lor dealing with more than one owner: land in the city is split into four portfolios. By Rachel Masory Palm Beach Post Staff Writer The Palm Beach County Sheriffs Office began opening community service stations in five Home Depot stores across the county Friday. Similar to the work stations at McDonald's restaurants, the Home Depot locations will be available for deputies to rest, do paperwork or meet residents, said deputy Carol Verdigi. Home Depot is paying $2,500 to build all five stations "mini-offices in the front of the store with a desk, counter, filing cabinets, and telephone," said Steve Turpen, regional loss-prevention manager for Home Depot. "It brings the officer out of the patrol car into the community," deputy Barry Trombley said. "It makes them more accessible to the public and gives them a place to-do the work they need to do outside of the patrol car." Verdigi worked for Home Depot as a loss-prevention supervisor for one year before she joined the sheriffs staff last "Sometimes a police officer would come in and see me, and we'd just be standing there with nowhere to go," she said.

"I thought maybe we should have an office here someday." Verdigi helped arrange the partnership between Home Depot and the Sheriffs Office, introducing her captain to her former boss, Turpen. "We all thought it would be a good idea to form a partnership," she said. Turpen has also supervised the installation of a service station in Sunrise Beach and is working on two other Home Depot locations in Broward County. "It provides better customer service for everybody in the community," he said. "Our customers are their customers, and this will help develop that relationship." The offices in the West Palm Beach and Lake Worth suburban stores opened Friday, and those in Boynton Beach, suburban Boca Raton and Lake Park are expected to open within three weeks.
